Planning, Zoning, and Wetlands


The Planning division is responsible for the Town’s comprehensive planning, zoning and environmental protection activities including inland wetlands protection.  The mission of the division is to encourage the sound and orderly use of land for residential, commercial, industrial, institutional, recreational, conservation, and preservation purposes in the community.  Staff is responsible for the following: providing professional planning services; coordinating the review and commentary on subdivision, site plan, variance, wetland and special permit applications; developing economic base and employment data, demographic, housing and income data; compiling and analyzing data on social, economic, and physical factors affecting land use; updating core planning documents and maps; making recommendations concerning land use regulations and zoning amendment proposals; and providing environmental planning services.  Provisions of the Connecticut Coastal Area Management Act are also enforced through this division.  The Planning staff provides support to the Planning and Zoning Commission, Zoning Board of Appeals, Inland Wetlands Commission, Conservation Commission, and Committee of Chairs.
